We removed the damaged Red Oak flooring, inspected the exposed subfloor, replaced only the sections with old termite damage, installed a plastic moisture barrier, then 3/4" plywood over that for a solid, even base — and finished with waterproof vinyl flooring across the living room, both bedrooms and the circulation areas.
