The property had a termite infestation in the past — already treated before we started — but the old damage in both the hardwood and sections of the subfloor was no longer reasonably repairable. We removed the damaged Red Oak flooring, inspected the exposed subfloor, replaced only the sections with old termite damage, installed a plastic moisture barrier, then 3/4" plywood over that for a solid, even base — and finished with waterproof vinyl flooring across the living room, both bedrooms and the circulation areas. That sequence — subfloor first, waterproofing second, finish floor last — is the same process we'd follow on any Miami Beach property where the floor has been sitting over old water or pest damage.
